Condensation on Windows: How to Prevent Mould and Moisture Damage

What may look harmless can damage both your health and the fabric of your home.

Many people recognise the situation: you wake up, open the curtains and find the inside of the window panes completely steamed up. In autumn and winter, it is almost part of everyday life. Yet the combination of moisture, cold and stale air encourages mould, allergies and long-term damage to walls and window frames. A few simple measures, applied consistently, can significantly reduce the problem.

Why water collects on your windows

To tackle the issue effectively, it helps to understand the cause. Condensation is not a coincidence; it is physics.

Warm indoor air can hold more water vapour than cold air. This moisture comes from entirely ordinary daily activities: breathing, cooking, showering and drying laundry; even a large number of houseplants contributes to it. When this warm, damp air meets a cold surface – usually the window pane in a home – it cools rapidly. As air cools, it can retain less water. The excess moisture then settles on the glass as droplets.

Anyone who ignores persistently wet windows risks mould growth, musty rooms and health problems such as respiratory irritation and allergies.

Older single-glazed windows or poorly insulated double-glazed units are particularly affected, as are corners behind furniture and rooms that become very cold overnight.

Ventilating and heating properly: the essential foundation

Without fresh air, every other step becomes an uphill struggle. Ventilation and heating belong together, and both work properly only as a pair.

Air your home briefly and fully instead of leaving windows on tilt

Leaving windows tilted open for hours achieves little and mainly cools the window reveals. This can actually encourage mould in those areas. A more effective approach is to:

  • air rooms fully several times a day for 5–10 minutes, with windows wide open
  • ventilate immediately after getting up if the panes are misted over
  • let damp air outside straight after cooking and showering
  • create cross-ventilation where possible by opening windows on opposite sides at the same time

This replaces humid indoor air with drier outdoor air without allowing the walls to cool down completely.

Maintain a steady temperature rather than causing a cold shock

Many people turn their heating down sharply overnight to save energy. In practice, however, this often increases condensation. If a room cools down substantially, the air reaches its dew point sooner and moisture settles on the window panes.

A slightly lower but consistent temperature is the better option. Use the following as a guide:

Bedroom 16–18 °C
Bathroom 21–23 °C (especially in the morning/evening)
Kitchen 18–20 °C

The less frequently the temperature rises and falls, the more stable the humidity will remain.

Bedroom: the hidden moisture hotspot

Ironically, the room intended for rest is often especially prone to wet windows. The reason is straightforward: over the course of a night, two people release around one to two litres of water into the air through breathing and perspiration.

How to keep the bedroom drier

  • Air the room thoroughly once before going to bed.
  • Fully ventilate for 5–10 minutes as soon as you get up.
  • Do not switch the heating off completely at night; turn it down only slightly.
  • Avoid placing beds directly against an external wall; leave a gap of a few centimetres.
  • Do not use a clothes airer in the bedroom, as it raises humidity dramatically.

If the window is dripping wet every morning, wipe away the excess water with a cloth. This helps prevent moisture from penetrating the frame and seals.

Kitchen: keeping cooking steam under control

Saucepans, kettles and dishwashers all produce substantial amounts of water vapour each day. Unless you take action, this vapour tends to settle on windows and cold walls.

Habits that reduce moisture

  • Put lids on pans while cooking: this cuts down steam and saves energy.
  • Switch on the extractor hood and leave it running for several minutes after cooking.
  • Open windows wide during and after cooking; a through draught is expressly helpful here.
  • Keep the kitchen door closed so moisture does not spread throughout the home.
  • Where possible, let the dishwasher release steam only with its door closed.

Anyone without an extractor hood should be particularly consistent about ventilating the kitchen. Boiling pasta, frying and baking all generate a great deal of moisture.

Bathroom: cool air after a warm shower

Showering and bathing can send the humidity in a room soaring within minutes. The result is glistening droplets on mirrors, tiles and windows.

Prevent the bathroom from becoming a dripping cave

  • Keep the door shut while showering so steam remains in the bathroom.
  • Turn on the extractor fan or open the window wide after showering.
  • Remove water from tiles and the shower screen using a squeegee.
  • Hang bath mats and towels so that they can dry quickly.

In internal bathrooms without windows, a working extractor fan is indispensable. Its filters should be cleaned regularly, otherwise it will lose its effectiveness.

Technical aids: when ventilation alone is not enough

In many older buildings or poorly insulated homes, ventilation alone eventually reaches its limits. Technical solutions can then provide support.

Use electric dehumidifiers selectively

A dehumidifier removes moisture from the air and collects it in a tank. Depending on the model, a unit can extract several litres per day. It is especially useful in:

  • bedrooms with persistently wet windows
  • basements and lower-ground flats
  • laundry-drying rooms
  • rooms where mould is already present, as an addition to remedial work

Important: a dehumidifier is not a replacement for ventilation. It is one part of the solution, not a miracle cure. Ideally, humidity should be roughly between 40 and 60 per cent. A simple hygrometer will show the conditions in your own home.

Protecting windows more effectively: films, seals and everyday behaviour

Alongside tackling the causes, you can take additional steps directly at the window. Various options can make the panes and frames less susceptible to condensation.

Films and coatings

Special window films improve the surface temperature of the glass. The inside of the pane becomes slightly warmer, so the dew point is reached less often. Products are also available that reduce droplet formation on glass. They do not replace ventilation, but they can noticeably lessen the effect.

Seals and furniture placement

Old, brittle seals allow more cold air to enter. Homeowners, or tenants speaking with their landlord, should check whether replacing them would be worthwhile. The distance between furniture and external walls or windows also matters. A sofa placed directly in front of a cold window obstructs air circulation, allowing moisture to collect unnoticed behind it.

The more freely air can move past cold surfaces, the less often mould forms there.

If mould is already present: act rather than ignore it

Dark marks in window reveals, black spots on silicone seals or a musty smell are warning signs. Anyone who finds mould should have it removed promptly and identify the cause, which is usually a combination of moisture, cold bridges and insufficient air exchange.

In rented homes, it is worth documenting the issue with photographs and notifying the landlord early. The cause is not always how the property is used; the building fabric often plays a role as well.

What terms such as dew point and humidity mean in everyday life

The term “dew point” may sound technical, but it is easy to understand in daily life: it is the temperature at which air is so saturated that water condenses out. If a window pane is colder than this point, moisture settles on it, appearing as misting or droplets.

A practical example: in a poorly ventilated bedroom occupied by two people, even a slightly colder night can be enough to leave the window dripping wet by morning. Reduce humidity through consistent full ventilation and keep the room at a moderate temperature, and the dew point drops again – leaving the pane much drier.

Keeping an eye on the combination of humidity, temperature and ventilation habits protects more than just windows and walls. A drier indoor climate also lowers the risk of house dust mites, respiratory problems and unpleasant odours. Perhaps the greatest additional benefit is that dry, well-ventilated rooms simply feel more comfortable – without steamed-up window panes in the morning.
